The average rental unit asking price in Canada saw a 4.8% decrease in August compared to the previous year, amounting to $2,035. This decline marks the most significant year-over-year drop since March, as reported in the latest monthly update by Rentals.ca and Urbanation.
Average rental rates have been on a downward trend for 23 consecutive months, with prices now down by seven percent compared to 2024. While rents remained relatively stable on a monthly basis, showing a marginal 0.1% decrease from July after four consecutive monthly increases earlier in the year.
Shaun Hildebrand, the president of Urbanation, highlighted the escalating trade tensions between Canada and the United States as a new factor contributing to uncertainty in the rental market. He expressed concerns that demand might weaken in the short term due to reduced employment opportunities and consumer confidence, while the supply side could be affected by potentially higher construction costs.
For purpose-built apartments, asking rents declined by 3.3% year-over-year to reach an average of $2,038 in the previous month. Similarly, asking rents for condominium apartments dropped by 7.7% to $2,050.
